- We employee 350 trade staff who carry out approximately 134,000 repairs and maintenance to our 35,000 properties each year, but during times of peak demand, we require contractors to support us. It also enables us to deliver larger repair works where we do not have sufficient capacity/do not provide the service in-house, or where outsourcing the works may provide better value.
Our previous arrangements were structured as a multi-disciplinary framework. We sought market feedback in October 2022 to assist us in identifying an appropriate commercial route to supplement our internal repairs and maintenance service moving forwards. We did not proceed with a tender at that time, as we entered a period of operational change to improve our services to our customers -including reduction of WIP and to review and improve our services. That work is now nearly complete, and we are again in a position to approach the market for feedback, to help us structure a procurement process which reflects the new shape of our repairs service.
Estimated spend
To assist interested parties in responding to the supplier engagement questionnaire appended to this PIN, we have set out below the estimated annual value of works where we anticipate that we may need additional support.
We anticipate the total value of this contract to be circa £4m per annum to cover Responsive repairs, Voids and Minor Works areas of the business.
