- Sheepfolds will be a residential led mixed use community with approximately 600 new homes co-located with heritage buildings such as The Stables which is being transformed into a high-quality food and beverage venue, The Engine Shed which is being transformed into the new Housing Innovation and Construction Skills Academy (HICSA) and The Printworks a mixed-use leisure destination being created within the former Edward Thompson Printworks building.
The neighbourhood will feature high quality public realm, a new public plaza which will run along the western edge of the devel-pment connecting the New Wear Footbridge and the Stadium of Light. Pedestrian focussed public realm will also be created along Hay Street and adjacent to the railway line to the east of the neighbourhood. These spaces will act as green lungs for the de-velopment, enhancing biodiversity and supporting a sustainable urban drainage system.
The Sheepfolds masterplan sets a clear and deliverable phasing strategy that works with existing site infrastructure and brings a streetscape and sense of place and authenticity. It seeks to create a medium density walkable neighbourhood with a hierarchy of new public spaces and a mix of housing types that can support a diverse community.
